Meet Matt: Your AI Property Manager
Matt is the AI agent built into Latch. He is not a generic chatbot — he is a specialised property management assistant with deep access to your portfolio data and the ability to take real actions on your behalf.
Who Is Matt?
Matt is your always-available property manager. You interact with him through a natural conversation interface, just like messaging a colleague. He can:
- Answer questions about your properties, tenants, payments, expenses, and documents.
- Take actions like recording payments, creating maintenance tickets, drafting emails, and generating reports.
- Coordinate workflows involving multiple steps, multiple parties, and multiple systems.
- Learn your preferences so he gets better the more you use him.
What Matt Can Access
Matt has read and write access to your entire Latch account:
- Properties and units — Details, valuations, mortgage information, and occupancy status.
- Contacts — Tenant details, contractor information, and communication history.
- Leases — Agreement terms, rent amounts, payment schedules, and renewal dates.
- Payments — Transaction history, arrears status, and payment patterns.
- Expenses — Cost records, receipts, and category breakdowns.
- Documents — Uploaded files, extracted data, and compliance certificates.
- Maintenance — Tickets, status, contractor assignments, and resolution history.
This deep access means Matt can answer questions that span multiple areas of your portfolio without you needing to look anything up.
How Matt Learns Your Preferences
Matt has a memory system that helps him improve over time:
Short-Term Memory
Within a conversation, Matt remembers everything discussed. You can:
- Ask follow-up questions without repeating context.
- Reference "that property" or "the tenant I just mentioned."
- Build complex multi-step workflows across several messages.
Long-Term Memory
Across conversations, Matt saves important facts and preferences:
- Your preferred communication tone (friendly, formal, firm).

- Click AI Agent in the sidebar.
- Type your message or question in the chat input.
- Matt responds with text, data, tables, or action suggestions.
Using @Mentions
Make your questions more precise by mentioning specific entities:
- "@10 High Street" — references a specific property.
- "@John Smith" — references a specific tenant or contact.
- "@Flat 3" — references a specific unit.
Matt instantly understands the context without you describing the entity.
Multi-Step Conversations
Matt excels at conversations that build on previous messages:
- "How much rent did I collect last month?" — Matt provides the total.
- "Which tenants didn't pay?" — Matt lists the arrears.
- "Draft chase emails for all of them." — Matt creates personalised drafts.
- "Make the tone friendlier." — Matt adjusts all drafts.
- "Send them." — Matt sends with your confirmation.
This five-message conversation replaces what would be dozens of clicks in a traditional tool.
Action Plans

- No model training — Your data is never used to train AI models.

- Audit trail — Every action Matt takes is logged and visible in your account activity.
