What is an EICR and who needs one?

An Electrical Installation Condition Report (EICR) is an inspection of the fixed electrical wiring in a property. Since 1 July 2020, all private landlords in England must have a valid EICR for rented properties. The inspection must be carried out by a qualified electrician registered with a competent person scheme.

How often do I need an EICR?

EICRs must be renewed at least every 5 years, or sooner if the previous report recommends it. For new tenancies from 1 July 2020, an EICR was required before the tenancy started. For existing tenancies, the deadline was 1 April 2021.

What happens if my EICR has expired?

If your EICR is overdue, you are in breach of the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020. Local authorities can issue remedial notices and, if you fail to comply, arrange for work to be done at your expense. Fines of up to £30,000 can be issued.

Do I need to give my tenants a copy of the EICR?

Accepted Answer

Yes. You must provide a copy of the EICR to existing tenants within 28 days of the inspection, to new tenants before they move in, and to your local authority within 7 days if requested. Keep proof of when you provided the report.

What if the EICR identifies issues?

Accepted Answer

If the report identifies any C1 (danger present) or C2 (potentially dangerous) codes, you must complete the remedial work within 28 days or any shorter period specified. A qualified electrician must confirm the work is done by issuing an Electrical Installation Certificate or Minor Works Certificate.
