Understanding Making Tax Digital
Everything UK landlords need to know about MTD for Income Tax Self Assessment.
What is MTD?
Making Tax Digital is HMRC's requirement for landlords to keep digital tax records and submit quarterly updates electronically, replacing the traditional annual self-assessment.
Who Needs to Comply?
Landlords with property income over £50,000 from April 2026, and over £30,000 from April 2027. All self-employed individuals and landlords above the threshold must comply.
Quarterly Submissions
You'll submit 4 quarterly updates to HMRC during each tax year, plus a final end-of-period statement and annual declaration. Each quarter covers roughly 3 months of income and expenses.
Allowable Expenses
Deduct repairs & maintenance, insurance premiums, letting agent fees, accountancy costs, ground rent, and service charges from your rental profit. Mortgage interest is not deductible — instead you receive a separate 20% tax credit.
Penalties for Non-Compliance
HMRC's new points-based penalty system means each late submission adds a point. Reach the threshold (4 points for quarterly) and you'll face a £200 penalty, plus interest on late payments.
