Communicating with Your Landlord
The Tenant Portal includes a messaging system for communicating with your landlord about property-related matters.
Sending a Message
- Log in to the Tenant Portal.
- Click Messages in the navigation.
- Click New Message.
- Type your message.
- Optionally attach a document or photo.
- Click Send.
Message Types
You can message your landlord about:
- General enquiries — Questions about the property or tenancy.
- Payment queries — Questions about rent or deposits.
- Access requests — Scheduling access for inspections or repairs.
- Notice — Informing your landlord of your intention to leave.
- Other matters — Any tenancy-related communication.
Maintenance Messages
Maintenance tickets have their own messaging thread. Use the ticket's messaging system for repair-related communication (see Reporting Maintenance Issues).
Response Times
Messages are delivered to your landlord instantly. They receive an email notification and an in-app alert. Response times vary, but most landlords respond within 24 hours during business days.
Message History
All messages are stored in your portal and accessible at any time. This creates a useful record of all communication with your landlord.
Important Communications
For legally significant communications (e.g. giving notice), we recommend also sending a formal letter or email to create an additional paper trail.
Tip: Keep all communication within the portal rather than using personal text messages — this creates a documented record that protects both parties.
