Compliance Certificates
As a landlord, you are legally required to hold certain certificates for your rental properties. Latch helps you track them all.
Required Certificates
Gas Safety Certificate (CP12)
- Required: Annually for all properties with gas appliances.
- Who: Registered Gas Safe engineer.
- Penalty for non-compliance: Up to £6,000 fine and/or imprisonment.
Energy Performance Certificate (EPC)
- Required: Before marketing a property. Minimum rating E for rentals.
- Validity: 10 years.
- Penalty: Up to £5,000 fine.
Electrical Installation Condition Report (EICR)
- Required: Every 5 years for all tenanted properties.
- Who: Qualified electrician.
- Penalty: Up to £30,000 fine.
Legionella Risk Assessment
- Required: Recommended for all rental properties.
- Frequency: Annually or when changes occur.
Fire Safety
- Required: For HMOs and some other property types.
- Includes: Working smoke alarms, carbon monoxide detectors, fire doors.
Tracking in Latch
- Go to the property detail page.
- Navigate to Compliance.
- Click Add Certificate and enter type, dates, and upload a copy.
