Property Compliance Certificates
Stay on top of your legal obligations by tracking compliance certificates for each property.
Types of Certificates
- Gas Safety Certificate (CP12) — Required annually for properties with gas appliances.
- Energy Performance Certificate (EPC) — Minimum rating of E required for rented properties.
- Electrical Installation Condition Report (EICR) — Required every 5 years.
- Legionella Risk Assessment — Recommended for all rental properties.
- Fire Safety Certificate — Required for HMOs and some other property types.
Adding a Certificate
- Go to the property detail page.
- Navigate to the Compliance section.
- Click Add Certificate.
- Select the certificate type.
- Enter the issue date and expiry date.
- Optionally upload a copy of the certificate.
- Click Save.
Expiry Reminders
Latch sends automatic reminders when certificates are approaching their expiry date:
- 30 days before expiry — Email notification.
- 7 days before expiry — In-app alert.
- On expiry — Dashboard warning.
Compliance Dashboard
From the property detail page, the compliance section shows a summary of all certificates with a traffic-light status:
- Green — Valid and not expiring soon.
- Amber — Expiring within 30 days.
- Red — Expired or missing.
Tip: Upload a scanned copy of each certificate to the Documents section for safekeeping.
