Check-in and Check-out Process
Proper check-in and check-out procedures protect both you and your tenants.
Check-In Process
Before the Tenant Moves In
- Create a check-in inventory report (see Creating an Inventory Report).
- Document every room, item, and its condition with photos.
- Note meter readings (gas, electricity, water).
On Check-In Day
- Walk through the property with the tenant.
- Show them the inventory report.
- Ask them to note any discrepancies.
- Both parties sign the inventory (digital signature in Latch).
- Hand over the keys.
- Record the key handover in Latch.
Check-Out Process
Before the Tenant Moves Out
- Schedule a check-out inspection.
- Remind the tenant to clean the property and return all keys.
On Check-Out Day
- Create a check-out inventory report.
- Walk through the property, documenting current conditions.
- Note meter readings.
- Collect all keys and record the return.
- Compare with the check-in inventory.
After Check-Out
- Run the inventory comparison to identify changes.
- Determine if any damage exceeds fair wear and tear.
- Process the deposit return or deductions.
Tip: Schedule the check-out on the same day the tenant moves out — this prevents disputes about when damage occurred.
