Generating Custom Reports with Matt
One of Matt's most powerful capabilities is generating reports on demand from a simple conversation. Instead of navigating menus and selecting filters, describe what you want and Matt builds it for you.
Available Report Types
Rent Roll
The rent roll shows all active leases with their rent amounts, payment status, and arrears. Ask Matt:
- "Show me the rent roll."
- "Generate a rent roll for January 2026."
- "What does my rent roll look like for @Oak Street?"
Matt produces a table with property, unit, tenant, monthly rent, paid amount, and outstanding balance.
Profit and Loss
The P&L report summarises income and expenses over a period. Ask Matt:
- "What is my profit and loss for Q4 2025?"
- "Show P&L for @10 High Street this year."
- "Compare my P&L across all properties for the last 12 months."
Matt breaks down income by category (rent, deposit interest, other) and expenses by category (maintenance, insurance, mortgage interest, management fees, etc.).
Cash Flow Summary
Understand money in and money out over any period:
- "What is my cash flow for December?"
- "Show me monthly cash flow for the last 6 months."
- "Which month had the highest net income this year?"
Arrears Report
See all outstanding rent in one view:

Using Date Ranges
Matt understands natural language dates:
- "This month" / "Last month" / "This year"

- "The last 90 days" / "Year to date"
- "From April 2025 to March 2026" (tax year)
Filtering by Property
Use @mentions to scope reports to specific properties:
- "P&L for @10 High Street" — Single property report.
- "Rent roll for @Oak Street and @Elm Court" — Multi-property report.
- "Expenses for all properties except @Parking Lot" — Exclusion filter.
Comparing Properties
Ask Matt to compare performance across your portfolio:

Exporting Reports
After Matt generates a report, you can:
- View it directly in the chat as a formatted table.
