What Is a Gas Safety Check?

A gas safety check — officially resulting in a Landlord Gas Safety Record (LGSR), also known as a CP12 — is a legal requirement for every rental property with gas appliances. Under the Gas Safety (Installation and Use) Regulations 1998, landlords must arrange this inspection every 12 months.

During the check, a Gas Safe registered engineer inspects all gas appliances in the property — boilers, gas fires, gas hobs, gas water heaters — plus all gas pipework, flues, and ventilation. The engineer verifies that each appliance is burning correctly, flues are safely removing combustion products, and ventilation is adequate.

The check typically takes 20-45 minutes depending on the number of appliances. The engineer issues a certificate (LGSR/CP12) that you must provide to existing tenants within 28 days and to new tenants before they move in.

What Is a Boiler Service?

A boiler service is a maintenance check focused specifically on your boiler's performance, efficiency, and condition. Unlike the gas safety check, it is not a legal requirement for landlords — but it is strongly recommended and often contractually required.

During a boiler service, the engineer removes the boiler casing and inspects internal components: the heat exchanger, burner, fan, electrodes, seals, and expansion vessel. They clean components, check gas pressure and flow rates, test the flue, verify safety devices are working, and assess overall efficiency.

A boiler service takes 30-60 minutes and is more thorough than the boiler element of a gas safety check. It is a preventative maintenance service designed to catch wear and tear before it becomes a breakdown.

Should Landlords Get Both?

In most cases, yes. While only the gas safety check is legally required, there are strong reasons to get both services annually.

When a Boiler Service Is Critical

  • Boiler is under warranty: Almost all boiler manufacturers require annual servicing by a Gas Safe registered engineer to maintain the warranty. Skip the service and you void the warranty — meaning any repair costs come out of your pocket.
  • Insurance policy requires it: Many landlord insurance policies include a condition that the boiler must be regularly serviced. Without proof of servicing, a claim related to a boiler fault could be rejected.
  • Boiler is more than 5 years old: Older boilers are more likely to develop issues. Annual servicing catches wear and tear early, preventing expensive emergency repairs.
  • Tenant has reported any issues: If the tenant has mentioned strange noises, reduced heating performance, or unusual smells, a full service is essential — not just a safety check.

When Gas Safety Only May Be Sufficient

  • Brand new boiler installed within the last 12 months (though servicing may still be required for the warranty)
  • Property has no boiler (e.g. electric-only heating with a gas hob)

Warranties typically run 5-12 years on new boilers.
